Radon is not well known, which is sort of shocking since it’s believed to be the second leading cause of lung cancer. The scariest thing about Radon is you cannot see, smell or taste it, so there is no way to know if your home has Radon without having an official test done. These tests on average cost a home buyer about $200.
So, how does Radon get into your home? It’s generally found in a basement and seeps through cracks in the walls and floors. To test for it, you will need a licensed home inspector who will leave the test kit in the home for 48 hours.
Based on the results of the test and terms of the contract the buyer has two options. They can ask the seller to remediate the situation, which involves ventilating the area and sub-slab of the home. Or they can elect to void the contract.
