  1. Always check comparable sales.

Homeowners can list their homes for sale at any price they choose. A seller can even list their home for more than it is worth. The best way to judge the value of a home is to look at what similar homes (called comparables) have sold for rather than the listed price. Homes that are currently on the market can also be used in the comparable analysis.

When you are ready to make an offer, I will get the comparable sales for you. We will then work together to figure out how your desired home is the same, or different, from the comparable properties so you can adjust your offer up, or down, to account for those differences that are part of our comparative worksheet.

  1. New listings come on the market almost every day.

It is human nature to want something more when others also want the same thing. That is why a home that has multiple bidders may seem very desirable, especially in a tight market. One way to keep your emotions in check is to remember that I can show you many other homes for sale. New listings are coming on the market and we will be successful in finding you just the right home by being diligent and patient.

  1. Get estimated for repairs.

When your home inspector finds items that need to be repaired or replaced before closing, he might also give you an approximate estimate about how much you can expect to spend on such repairs. This will help you negotiate a fair price adjustment with the Seller.
